Landlord electrical safety and inspections

A Any new circuits installed to a property will require an electrical certificate and Part P for works completed. Circuits installed in bathroom areas will also require an electrical certificate and Part P of works carried out.

A PAT testing is a requirement for landlords and should be periodically tested once a year.

A Periodic inspection now known as an electrical conditions report should be a carried out usually once every 5 years or change of tenancy. This certificate is to ensure the electrical system existing is still fit for everyday use. A new amendment to this report is the codes of use, an electrical inspection will determine if areas are satisfactory or not. Notes will be taken on any defects on the system and a code next to this to show the outcome of what’s found.
Testing is also carried out as a fundamental part and noted on the test results of the report.
